Brownfield redevelopment is LEED certified. GS&P designed a four-floor, 160,000-square-foot ancillary building for American General's campus as a gateway to the downtown Evansville area. The LEED Gold certified building completes the existing headquarters facility and connects via a new pedestrian bridge, creating a cohesion element with the existing campus.
The brownfield redevelopment site included several sustainable and LEED certification standards including: efficient mechanical system, dimmable daylighting, system-open floor plate, use of local and regional building materials (exterior usage of Indiana limestone), low VOC paint, green guard interior finish materials and under floor air distribution. Completed in 2009, the building's flexible floor plans and sustainable elements provide for the long-term improvement of operating costs, maintenance and the built environment.
